Florida 40-Year Recertification & Milestone Inspections

Florida's recertification laws run separate from OSHA, but they flag the same conditions. The statewide Milestone program (FS 553.899 / SB 4-D) requires condos and co-ops three stories or taller to pass a structural inspection, and Miami-Dade and Broward add a 40-year recertification (structural + electrical). The reviewing engineer documents spalling walkways, corroded railings, failed waterproofing and loose anchors — the exact walking-working-surface conditions OSHA also cites.

Milestone inspections come due at 30 years (25 if within three miles of the coast), then every 10 years; the Miami-Dade / Broward 40-year recert repeats every 10 years after age 40. Both run on a recurring 10-year clock, and once an engineer flags deficiencies the repair plan carries its own deadline.
